3030 Clarendon Boulevard - 4th & 5th Floor Amenity and Suites

MGMA delivered a comprehensive redesign of the 4th and 5th floors at 3030 Clarendon, transforming existing architectural elements into modern, flexible workplace environments. The project reimagined the interconnecting stair as a unifying feature while refreshing key amenity spaces, including an upgraded break room, expanded conference facilities, and new lounge areas. On the 4th floor, MGMA created three spec suites and two single‑user ADA restrooms, integrating updated millwork, plumbing, and HVAC modifications while preserving existing character elements. The 5th floor introduced one tenant suite, one spec suite, two ADA restrooms, a medium‑sized conference room, multiple call rooms, and shared amenity spaces. Across both floors—totaling nearly 20,000 square feet—the work included demolition, new partitions, electrical and lighting upgrades, plumbing improvements, and strategic reuse of existing materials such as exposed brick to maintain the building’s distinctive identity.
